Don’t be in a hurry to be a builder, think twice, get Building Expert advice before you start.

Some time ago I had the displeasure of doing defect reports on a  mid tier builder that had done a rotten job on my client’s new house. It’s the sort of a job that will forever leave a bad taste because even after half hearted fixing the job would never be right and the client could never be happy.

I got another call few months after completion with my client saying that his house has moved and cracked and would I do another report against the builder.

The client has however done all the concrete paving around the house with his own separate contractor and it was all defective with grading the wrong way. Water was entering against slab causing foundation heave.

I had to explain to my client that, yes the house is damaged and cracked but that he was now the builder and it was his responsibility. He did not know  what he was doing and the contractor didn’t know or didn’t care. I could not blame the original builder(despite the grief he caused earlier) for the most recent defects because he did not cause them.

All my client had to do was to ask me or email me before starting and that could have saved him from a blunder.

You need to be careful because the best way to get your builder off the warranty hook is to do building work yourself. The builder may and will hide behind that.

Pre auction inspection, your gold nugget is where you find it, but look carefully! It pays to get Building Expert opinion.

Last week I inspected dilapidated grand old home that was going to auction.

My clients are experienced renovators and at least one of them is a tradesperson in the building industry, however they wanted a second opinion and the extra depth of advice in areas not familiar to them.

The home was not lived in for decades and was looking very dilapidated but on closer inspection it turned to to be much better than it looked.

It is the sort of situation where many potential buyers would overlook this type of property thinking it was too far gone when in fact it was a good fixer with all vital elements sound or nearly so.

I am sure that many potential buyers that had not done their homework will come to regret it.

I applaud my clients for their vision, their caution and wish them the best.

What is a building contract? do you know what you are getting into?

It always amazes me that many people, even if they are well educated, will sign off on a building contract without understanding and thinking less than buying shoes.

Then in a fit of blindness of common sense they will just literally throw bags of money at the builder in the native hope that they will get “the quality they have paid for”

Often they will just get a “donkey ride” and will become bitterly disappointed, their building dream ruined, their money wasted and every day waking up to a second rate job.

Building contract is a specification of an agreement based on two promises

Promise to build for a promise to pay

The specification details works to be done, where , when, construction time, the price and terms of payment among many other details contained in drawings, inclusions, project specification etc.

The specification (contract) are the rules of the game you are about to play. Are they fair? Are you about to play a game in which you don’t understand the rules?

You will almost certainly be outplayed and who will be the looser?  You need a coach. Building Expert is your coach. Playing the game without a coach is at your own risk.

In most cases, the promise to pay is not a problem. People expect and are willing to pay for work well done. Rarely have I come across the situation otherwise.

The problem is with the promise “to build”

The specification of the promise is extensive and a lot is expected from the builder. In vast majority of the problem cases it will be breach of promise by the builder.

This is where your problems will come from, are you ready?

Is this Building Commission building inspector a Jack of duds?

This is what you get when you get your building complaint investigated by Building Commission. Don’t waste your time!

Think about it. Is the owner supposed to fill the spa with water risking her children’s life whilst waiting for a builder to put up the safety fence? Building Commission inspector implies that!  Duh!

Owner paid the builder to put up a fence and didn’t get it. Building Commission sided with the builder against the law of logic. Shame on you!

The correct procedure is to have spa safety fence inspected and approved by the relevant building surveyor before filling spa with water!

What’s the difference between property inspection report and Building Expert’s report?- piece of mind

This week I inspected a home for a lady who bought it just three months ago. She called and wanted a second opinion on some issues that troubled her.

She did get a pre purchase report before buying and the report on the face of it was competent enough but lacked the depth of advice and that left her uncomfortable.

After inspection I walked her through the issues explaining about sub floor ventilation, termite risk, surface drainage, dampness under floor, subsided stump, pergola without permit and the rot to some floor bearers.

I explained in the manner she could understand, the condition of the property, what was happening and why, what she needed to do to improve maintenance and how to be vigilant.

That left her comfortable with a piece of mind she did not get from the property report.
