Building Inspection, Sometimes its just luck of the draw!

Recently I inspected a new home at pre final in Cranbourne and it was a good job.

The builder, (one of the major volume builders) did well. Whilst nothing was fantastic it was good enough and had the consistency of finish and the balance you would expect to find in a quality job. I was pleased to tell my clients in front of the builder’s supervisor that the builder did a good job with the advice to enjoy their new home and “don’t stop smiling”. Needles to say that cracked supervisor’s face too.

It was then a bit of a disappointment to inspect a plastered home in Taylors Lakes by the same builder but different supervisor. The house was plastered when the house frame was not properly straightened. There were visible bows in ceilings and walls and  unless rectified it would devalue the finished home. My client was extremely disappointed (as he should be) but after finishing my report (heavily criticising the builder) I inexplicably never heard from him again. So I can’t tell you the outcome.

The story highlights that you are at the mercy of the builder’s quality of supervision and that can be simply a luck of the draw.

This is why we recommend independent stages of inspection to protect your investment.
