New home inspection, It’s not always bad news!

Occasionally and regrettably not often enough I get the pleasure to inspect a finished home that is a credit to the builder. This is what I will typically say:

“This dwelling is well constructed and nicely finished and a credit to the builder and there are only minor defects requiring attention prior to handover.”

and

“This dwelling is nicely finished and a credit to the builder but attention is required to the ceiling insulation and accounting for contract settlement.”

and

“This dwelling is nicely finished and presents well, but there are lapses in site level management and water is ponding against slab edges”

and

“This dwelling is well constructed and nicely finished and a credit to the builder’s supervisor, however the client’s complaints about dealing with the builder’s office indicate that quality of on site supervision is regrettably not reflected in office administration.”

In saying the above I recognise that building is a tough business and quality is difficult to maintain. I also recognise that nothing that the builder has done is fantastic, but it is reasonable, within reasonable tolerances and has the consistency of quality.

I am happy to advise my client that the builder has done a good job.
