End of builders warranty inspection, the devil is in the detail!

One of my customers walked away from purchasing property after my report:

He then commissioned me to do end of builder’s warranty report on his six year old dwelling .

He was quite happy with it and did not have any issues but he wanted peace of mind.

As it happens it was a good call:

I found a dwelling in perfect structural order in no doubt due to extensive concrete paving protecting building perimeter from moisture changes. However the paving was incorrectly constructed and was causing other problems:

 

 

 

I have no choice but to recommend demolition and reconstruction of paving at correct levels.

If you are a builder and you don’t follow regulations, BCA and standards you will have no defence against claims for defective building works and or damages.
