The almost perfect score of an 18 year old house was ruined by three defects. Two roof leaks and sub standard timber sizes in pergola (construction without permit was suspected) The two roof leaks were in the garage and were traced back to negligence in construction that should have been picked up at pre final inspection:

In this case, vendor has taken a hit on the asking price, of several thousand dollars, because of the defects that could have been easily avoided had the competent pre final, or a pre purchase inspection been carried out.
