Roof leak? No It’s not! Where is the evidence?

This was precisely the problem my client was having. He knew he had  a roof leak because he could hear slow water drip on the ceiling.

He called the roofing contractor with the complaint. Nah, said the contractor, there is no leak. If there was a leak you could see stains on the ceiling.Then he just left.

Of course there were other problems with the roof. It was refurbished and repainted but the cracked roof tiles were not replaced and instead silicone sealant was used.

I was called to do a defect report and Bingo! Using thermal imaging camera I was immediately able  to locate damp ceiling from roof leak:

 

This is another example how investment in technology will give you additional layer of certainty in building inspection. In this case there is unmistakeable proof that will hold up to any scrutiny.

Many times I have located roof leaks and dampness in walls of wet areas that owners were not even aware of.

  1. Aw, this was a really nice post. http://www.buildingexpert.net.au is really good. In idea I would like to put in writing like this additionally – taking time and actual effort to make a very good article… but what can I say… I procrastinate alot and by no means seem to get something done.
