Pre plaster inspection, Small defects could ruin the quality of your build.

We recommend pre plaster inspection because it is the last chance we have of checking the frame and the preparations for plaster before everything becomes covered up.

Why is it necessary tho check the frame? Wasn’t it checked at the frame stage inspection? Yes it was but we regularly find good frame damaged by subsequent trades and also we have chance to see that any framing issues picked up at the frame stage inspection have been addressed by the builder.

The other main reason is to check preparations for plaster, rough-in for services, wet areas and wall straightness.

In the examples below we found that damaged truss chord was not fixed by the builder and that although wall straightening was completed on closer inspection it was inadequate, there were missing services and poorly drawn wires:

 

 

 

 

So, although the frame was a good job and the preparation for plaster at first glance was good, on closer inspection there were many small problems that would have detracted from quality of the build.

This was from the builder that advertises as “Australia’s most professional builder” God help us with others.

The quality of the build is not just getting right all the main stuff, it is also taking care of all the small items. Next time you see kick in skirting or cornice  or a wall bulge you won’t know what else is defective behind walls because as sure as day follows night there was no competent pre plaster inspection.
